Goodbye 2020 and

HELLO 2021!

With 2020 {thankfully} in the books we aim our sight onto 2021. 

Here’s looking back at 2020:

  • Even throughout the pandemic, the Las Vegas housing market THRIVED.  Maybe due to an exodus from people living in high-cost states such as California, buyers FLOODED the market in Nevada.
  • The influx of buyers has kept the supply (listings) in Nevada low, sometimes reaching as low as a two-month supply (https://lasvegassun.com/news/topics/real-estate/)
  • What this means for sellers:  If you have been thinking of selling your home, it may be time to ACT NOW!  This seller’s market means you can get TOP DOLLAR for your home in a short amount of time (https://www.fortunebuilders.com/las-vegas-real-estate-market-trends/)
  • What this means for buyers:  If you see a house you love, PULL THE TRIGGER QUICKLY.  Houses at times seem to fly off the market.  Though this may seem pretty scary to a buyer, with an experienced real estate team behind you it can be a fun, safe process
  • The eviction moratorium is now set to expire in March, and the extension isn’t automatic.  This means that it requires action from tenants and landlords can currently attempt to evict with court proceedings (https://www.nevadacurrent.com/2020/12/16/new-eviction-moratorium-isnt-automatic-requires-tenant-action/)
  • Commercial moratorium ended October 2020.  Commercial eviction processes started IMMEDIATELY

Keeping an eye out for 2021:

  • Forecast for the 2021 Las Vegas Housing Market is HOT! HOT! HOT! (https://www.reviewjournal.com/business/housing/las-vegas-housing-market-expected-to-stay-hot-in-2021-2230593/)
  • The eviction moratorium WILL EXPIRE.  That may eventually mean that inventory will go back up.  ACT ACCORDINGLY
  • Commercial properties are not included in the extension (Nevada Directive 36).  This means commercial properties such as sales, purchases, lease-ins,and lease-outs are moving very quickly, maybe because some landlords have not been getting paid.  They now want reliable commercial tenants and they want them in NOW.  That’s why it is IMPERITAVE that our commercial clients be READY TO MOVE and have a complete package ready to go.
